Renting

The Málaga rental market is tight and moves fast: good long-term flats are gone in days, and prices quoted online are not always what is signed. We help you understand what the market really costs in each neighbourhood, arrange viewings while you are still abroad, and read the contract before you sign it.

We also look at the things a listing never mentions — the community fees, the noise on a Friday night, how long the walk to the school gate actually is, and whether the flat gets any sun in January.

Buying and investing

Holiday apartments in tourist locations are the most common investment our clients ask about, but the right answer depends on whether you want yield, capital growth, somewhere to use yourself, or a mix.

We help with the search, with the paperwork around a purchase as a non-resident, and with the introduction to the surveyor, lawyer and mortgage broker the transaction needs. We are not an estate agency and we do not take commission from sellers — our job is to represent your side.

Property questions

Can I buy property in Spain as a non-resident?

Yes. Non-residents can buy freely; you will need an NIE, a Spanish bank account and a tax representative in some cases. The main differences are in taxation and in the mortgage terms banks offer non-residents.

What extra costs should I budget on a purchase?

As a rule of thumb, budget roughly 10–13% on top of the price for transfer tax or VAT, notary, registry and legal fees, though the exact figures depend on whether the property is new or resale and on the current Andalusian rates. Confirm the numbers with your lawyer before you commit.

Do I need a licence to rent my apartment to tourists?

In Andalucía short-term tourist rentals must be registered as a vivienda con fines turísticos, and many communities of owners now restrict or prohibit them. Check both the regional registration and the community statutes before you buy for that purpose.

How long does a purchase take?

Typically six to twelve weeks from an accepted offer to the notary, longer if a mortgage is involved or the paperwork on the property is incomplete.
